About us

Who is Blue Line Realty of SWFL?

Blue Line Realty of SWFL is an independent real estate brokerage at 2572 First Street in Fort Myers, Florida. Founded in 2021, it is led by broker/owners Mike Hollow, a retired law enforcement officer, and Kim Stempel, both licensed in Florida for 14 years. The team helps people buy, sell and rent homes across Southwest Florida, with a focus on first responders and military families.

Which areas does Blue Line Realty of SWFL serve?

We serve Fort Myers, Cape Coral, North Fort Myers, Lehigh Acres, Fort Myers Beach, Estero, Bonita Springs, Sanibel, Alva, Babcock Ranch and Naples.

Do you help first responders and military families buy homes?

Yes. Serving police officers, firefighters, EMTs, nurses, military members and veterans is why we are called Blue Line. We work with lenders who know VA loans and Florida assistance programs, and we point out builder hero incentives such as Park Square Homes' Hometown Hero program at Townwalk in Babcock Ranch. See our First Responders & Military page for details.

Buying

What is Townwalk at Babcock Ranch?

Townwalk is a Park Square Homes townhome community inside Babcock Ranch, a master-planned town near Punta Gorda. Blue Line Realty of SWFL agents staff the Townwalk model center and can show models, explain current pricing and incentives, and represent you through the purchase.

Do I need my own agent to buy new construction?

You don't have to, but it helps. The builder's sales staff work for the builder. Your own agent reviews the contract, incentives, inspections and closing timeline for you. Builders often cover the buyer's agent fee, and we confirm how we are paid in writing before you sign anything.

How do I start buying a home in Fort Myers or Cape Coral?

Start with a lender pre-approval so you know your budget, then tell us your areas, must-haves and timeline. We set up a home search, tour homes with you, check flood zone and insurance costs before you offer, and negotiate the price and repairs through closing.

How do flood zones and insurance affect buying in Southwest Florida?

Flood zone, elevation and roof age can change insurance costs by thousands of dollars a year. Before you make an offer, we help you get the flood zone, any elevation certificate and real insurance quotes, so the monthly payment you plan for is the one you get.

Selling

How do you price a home for sale?

We use a comparative market analysis of recent nearby sales, active competition and buyer demand. Our Pricing Strategy Advisor (PSA) certification trains us to set a price that draws strong offers early instead of chasing the market down.

How fast can Blue Line sell my home?

It depends on price, condition and the market. One recent seller received a full-price offer within 48 hours and closed in under three weeks. We give you a realistic timeline for your home and neighborhood before you list.

Can I get a free home valuation?

Yes. Request one on our Home Valuation page or call 239-355-2370, and we will prepare a market analysis for your home at no cost.
